NOTICE OF TAX CERTIFICATE SALE

I, Tammy Morgan, Collector of Revenue within and for the
County of Wayne, State of Missouri, hereby give notice, pursuant to Section
140.170 RSMo. 2000 as amended, of the list of delinquent lands, lots, mineral
rights and royalty interests, together with the amount of taxes, penalty, interest
and fees due thereon, that I shall offer for sale at public auction at the Wayne County Courthouse, located at P.O. Box 77 in Greenville, Missouri.
The sale shall be held on the fourth Monday in August, August 26, 2024, commencing
at 10:00 a.m. and continuing from day to day thereafter until all property interests
listed below are offered. Said lands, lots, mineral rights and royalty interests situated
in Wayne County, Missouri are described below, together with the names of all
record owners or the names of all owners appearing on the land tax book of Wayne
County, Missouri.
1. All bidders must have a bidding number and be properly registered in the Collector's office.
2. All bidders must be a Missouri resident. If not a Missouri Resident, then an agent must be appointed.
3. Some properties could possibly contain hazardous waste.
4. Some properties may have improvements razed or may have been condemned.
5. Some properties could have liens against them.
6. Redemption period is One Year from date of sale.
7. No interest will be paid on surplus over the tax amount.
8. Purchased property will receive a memorandum of bid today.
9. All other documents will be mailed.
